Who this policy covers

Next Chapter Home buys homes directly from families across the Greater St. Louis area — St. Charles, Lincoln, Warren, Jefferson, and St. Louis counties — renovates them with care, and sells them to the next family. This policy explains what we do with personal information you share through this website and through the conversations that follow.

It applies whether you asked us for an offer on your home, asked about a home we're selling, or simply called the number on this site. Parts of this site are a private workspace that our staff and contractors log into; the records kept there are our internal business records, and the same commitments in this policy apply to the personal information they hold about you.

What we collect

What you give us:

• When you request an offer — your name, email address, phone number (optional), the property address, your relationship to the home, your timeline, and anything you write in the notes field.
• When you ask about a home we're selling — your name, email address, phone number, which home you're asking about, and your notes.
• Everything after that — whatever you tell us by phone, text, or email as we talk through your situation.

What the site records on its own:

• With a form submission — your browser's user-agent string and the page you came from, so we can tell a real inquiry from an automated one. We do not store your IP address on the inquiry. Our spam-protection provider checks it at the moment you submit and we don't keep it.
• In server logs — our hosting and database providers keep standard technical logs, which include IP addresses, for security and reliability. Those live on their systems under their retention schedules, not in our records.

What comes with a transaction — only if you decide to move forward with us:

• Public records and property data about the home, including tax and deed records and comparable sales.
• Photos, inspection findings, and the documents needed to evaluate the home and get to closing.
• Signature audit details — when you sign a document through a link we send you, we record the date, time, IP address, and browser used to sign. That trail is what makes an electronic signature verifiable, so we keep it with the signed document.

Cookies and tracking

A cookie is a small file a website stores in your browser. We keep them to the minimum this site needs to function:

• A timezone cookie — so dates and times on the site display in your local time rather than the server's.
• Spam-protection cookies — set by Cloudflare on the pages with forms, to tell a person apart from an automated script.
• A login cookie — only if you're a member of our team signing into the private workspace. Visitors browsing the public site never get one.

That's the entire list. This site carries no advertising cookies, no third-party analytics, no tracking pixels, and no ad-network scripts. We do not follow you across other websites and we have never built an advertising profile from your visit.

No other company collects information about what you do on this site, and none of them follow you anywhere afterward — we don't do it and we don't let anyone else do it here. Because there is no cross-site tracking to begin with, a Do Not Track or Global Privacy Control signal from your browser doesn't change what happens — there's nothing running for it to switch off. You can block or delete cookies in your browser settings, though blocking the spam-protection cookie will stop our forms from submitting.

How we use your information

We use what we collect to:

• Answer you and follow up on what you asked about.
• Research the property and put together an offer.
• Reach you by phone, email, or text about your request.
• Send you a confirmation when you submit a form, and alert our own team that your inquiry came in.
• Carry a sale through to closing — paperwork, title work, financing, and scheduling.
• Keep accurate records of our transactions for accounting, tax, and legal purposes.
• Protect the site from spam, fraud, and abuse.

We do not use your information to build advertising profiles, and we do not upload your contact details to ad platforms or social networks.

Calls, texts, and email

When you give us your phone number on a form, you're agreeing that we can call or text you about your request. Standard message and data rates from your carrier may apply. We're a small team — the person calling you is someone who works here, not a call center.

You can stop hearing from us at any time: reply STOP to a text, say so to whoever you're speaking with, or email us at the address below. If we're in the middle of a transaction together, messages about the contract, the closing, and scheduling will continue until the deal is finished, because that's the deal itself.

Your mobile number and your consent to be texted are never shared with third parties or affiliates for marketing or promotional purposes. That holds even where this policy allows information to reach the people working on your transaction — text-messaging opt-in data is excluded from all of it, and stays with us.

We do not use prerecorded or artificial voice messages, and we never text numbers that were generated, purchased, or scraped from somewhere else. Every number we contact is one a person handed us directly.

When you ask us to stop, we write it down. Your number goes on our internal do-not-contact list and stays there, so you never have to ask twice — and that applies to everyone here, not just the person you happened to tell. You can request a copy of that internal policy at any time using the contact details below.

Selling and sharing your information

We will never sell or rent your personal information. We will never share it outside our business without your full knowledge and consent — not with data brokers, not with lead buyers, not with anyone hoping to market something to you. If another company ever wants to reach you through us, we ask you first, and the answer is yours.

Two things get mistaken for sharing, and neither one is. Both are worth explaining plainly.

First, the companies whose software runs our business. Our website, database, email, and text messages all run on services we pay for. Those vendors hold information only to provide that service to us, under agreements that forbid them from doing anything else with it — they cannot market to you and they cannot sell your data:

• Vercel — hosts this website.
• Supabase — stores our database, accounts, and uploaded files.
• SendGrid — delivers our email.
• Twilio — delivers our text messages.
• Cloudflare — screens our forms for automated submissions.
• Google Maps Platform — looks up property addresses and street-level imagery.
• Intuit QuickBooks — handles our accounting when a transaction is invoiced.
• AI services — when enabled, help our team draft and summarize our own internal notes about a property or project.

One note on that list: when we look up a property address or pull street-level imagery, that lookup passes through Google, and Google's own handling of it is governed by their privacy policy — policies.google.com/privacy.

Second, the people it takes to close the deal you asked us for. A home sale has participants — a title company, a lender when the purchase is financed, sometimes an attorney or an inspector, and contractors once the home is ours. None of that happens quietly in the background. You will know who is involved, because they are part of the closing you are walking through with us, and each one sees only what their role actually requires.

The one thing outside our control is the law. If a subpoena, court order, or tax filing requires us to produce records, we have to comply, and the same is true if sharing something is genuinely necessary to protect someone from harm. If our business is ever sold or merged, our records would transfer with it, and this policy would keep governing that information until you are told otherwise.

How long we keep it

If you reach out and nothing comes of it, we keep the inquiry in our records so we remember we already spoke — it's how we avoid calling you again about a house you already told us about. Ask us to delete it and we will.

If we complete a transaction together, the contract, closing, and financial records are kept as long as tax, accounting, and real estate law require — generally at least seven years. Those specific records we usually can't delete on request, and we'll tell you plainly if that's the case.

Your choices and rights

You can ask us to:

• Tell you what personal information we hold about you, and give you a copy.
• Correct anything that's wrong.
• Delete what we have, apart from records we're legally required to keep.
• Stop contacting you about buying or selling a home.

We honor these requests from anyone who asks, wherever you live, whether or not a privacy law in your state requires us to. Just call or email — there's no form to fill out. We may need to confirm you are who you say you are before handing over personal information, and we'll respond within 30 days. Asking will never change how we treat you or what we'd offer for your home.

How we protect it

Traffic to this site is encrypted in transit. Our records live in a managed database with access controls that limit each account to the records it's entitled to see, our internal workspace requires a password login, and documents are stored behind access-controlled links rather than public URLs.

No system is perfectly secure, and we won't pretend otherwise. One practical request: please don't send Social Security numbers, bank account numbers, or similar sensitive identifiers through the forms on this site or by plain email. When that information is genuinely needed for a closing, the title company will collect it directly through their own secure channel.

Children

This site is meant for adults handling a home sale or purchase. It isn't directed to children, and we don't knowingly collect personal information from anyone under 13. If we learn we have, we'll delete it.

Links to other sites

We sometimes link to other websites — a listing service, a lender, a public records site. Once you leave this site, their privacy practices govern what happens to your information, not ours. It's worth reading their policies before you share anything with them.

Changes to this policy

If our practices change, we'll post the updated policy here with a new date at the top. If a change materially affects information we've already collected from you, we'll make that clear rather than burying it in a revision.
